We use a 6 point process to screen tenants and we have a strictly enforced application approval policy to ensure compliance with all local and federal Fair Housing and anti-discrimination laws. We use a service to access local and national criminal databases, credit score and history, and eviction history. Our leasing specialist contacts the current employer to verify employment as well as the current landlord to verify payment history. We check sex offender websites as well.

Collection of rent is one of the most important tasks we do for our owners. We encourage our tenants to contact us if they are going to be late so we can work with them and the owner in resolving the issue without having to evict. If we don’t get any communication from a tenant, eviction may be necessary but we will contact you prior to starting the eviction process because this is the last resort. We believe an aggressive collection process prevents further late payments but we want to give the tenants an opportunity to work with us prior to eviction. Most tenants understand and pay on time or contact us if there are problems.

BDR has a list of approved vendors we use for all maintenance requests. Our vendors are licensed as required by state law and have been through an application process with us. At a minimum we require an insurance policy with workers comp, references, and copies of any licenses. We have a list of plumbers, electricians, general contractors, landscapers, HVAC specialists, general handyman services, painters, and flooring vendors we use regularly.

For property inspections, a BDR manager will conduct an inspection of the outside and inside of the home. Any repairs needed will be noted and work orders will be placed. If any repairs are due to tenant neglect or are the responsibility of the tenant, those will be billed to the tenant. A copy of the inspection report is available to owners in their portal complete with photos.

Rental income and expenses are accounted for every month and statements are available to the owner by the 20th through the website portal. If rents are paid on time and funds clear the bank, an owner can expect to receive the funds minus property management fees and any other expenses by the 15th of each month.

We provide 1099s and a year to date accounting report by January 31st of every year for our owners to complete their taxes. Copies of all the invoices that are paid are in the owner portal for your records.

Warning to Property Owners and Tenants: Avoid Blue Door Property Management!!! I hired Blue Door Realty to make my life easier and protect myself. It turns out they are exactly the kind of people I needed protection from in the first place. Instead of simplifying my life, they have become the very source of my stress. The owner is incredibly rude and unresponsive. She does not care about her clients or doing the job she was hired for. I have seen both sides of their operation, and it is a predatory "fee-harvesting" scheme that hurts tenants and property owners at the same time. They specialize in nickel-and-diming tenants with fees that provide zero value, while simultaneously failing to provide the basic services they promise to owners. For Tenants – Watch out for these ZERO value, high fees: Excessive Pet Fees: They charge a $150 "Initial Admin Pet Fee" plus a $50 "Monthly Admin Pet Fee." As an owner, I can confirm I never received a dime of these monthly fees, and Blue Door provides no actual pet-related services to justify them. The "Resident Benefits Package" Scam: They charge for a service that promises to deliver air filters every 90 days. This NEVER happened at any of my properties. Lease Admin Fees: Once you go month-to-month after a year, they tack on an extra $25/month fee that the owner never sees and does not provide the tenant with anything additional to show for it. For Owners – Why you should stay away: Ghosting and Poor Communication: It takes weeks to months to get a response from them. Their standard reply is "we will get back to you," but they never do. It took me 6 months to get answers regarding a mistake they made on a cooler that cost me over $350—a mistake they refused to reimburse and then lied about making until I called the plumbing companies myself. Poor Management of properties: They constantly forgot to pay the HOAs on both of my properties, causing late fees and my time in having to follow-up and remind them. Then they acted like it was my fault even though I had all the emails and sent them all the information. I was constantly having to remind them to do their job and they acted like I was annoying or dumb even though I was paying them every month to take care of these things. I had to educate myself, stand up to them, and fight for them to even perform the basics of their job. It was costing me a ton of money, stress, and time. Double Dipping: Even when a tenant stays over a year, they still hit you with "commission/placement" fees on top of their monthly management fees. Hostile Exit Process: When I finally gave up on Blue Door and realized I could do everything they do (background checks, Zillow listings, etc.) for free on my own, and without having to remind them to do it, they made it incredibly difficult and miserable to terminate the contract and take my properties back. They made me beg them for the security deposits for months and still charged me management fees after I took back my properties and reminded them they needed to be removed. I ended up having to go to BBB, the NM Realtor Commission (NMREC), and get a lawyer involved just to get the money that was owed to me back. Blue Door is not a management company; they are a fee-collection agency that will make your life miserable. They take the tenants' money, the owners' money, and then fail to do the job they were hired for. Then they make it tedious to fire them. Save your money and manage your properties yourself on Zillow or find a reputable firm. I am so thankful to no longer have to deal with the rude Melanie McLaughlin and her awful company Blue Door.

Incredibly incompetent, using powers bestowed on them to mismanage "The Trails HOA violation" revenue collection. I have received 3 or 4 Courtesy Notices *about other people's property* that I have to respond to each time. They say oops - and then clear the violation and I have to spend time following up on that. I then get noticed that I cannot have landscaping material in my driveway for two weeks as I complete a back yard improvement project so I ask them where in the CCR's it states that, and they say oops and clear the violation. Then, I get a Courtesy Notice to clean up pine needles 3/13/26 deemed "Rubbish" in the CCR's and I clear out the pine needles that weekend, but not to their liking. There is nothing in their Courtesy notice that says I have to report back to them on it. When I clear out the pine needle debris/ "Rubbish", that is deemed compliance with the Courtesy notice. On 4/16/26 they send me a First Notice of Violation and a $25.00 fine after sending a person with a camera, taking blurry images, and then hide behind their telephones. There is no indication as to what an acceptable and unacceptable amount of pine needles in the CCR's deemed Rubbish only that they say so. This is classic abuse of power, harassment and HOA governing document mismanagement. I replied via their online portal with images and then I will start sending registered letters from my attorney to the company regarding their incompetence. Wondering if anyone else has had the same experience with them. If I have to adhere to rules, they have to adhere to rules as well. I don't care if retaliation comes from it because accountability is more important.

As a COA Board President, I feel obligated to warn other associations about our experience with Blue Door Realty in Rio Rancho. In short: poor communication, lack of accountability, and consistently subpar management. From day one, responsiveness was an issue. Emails went unanswered for days or not at all, and when we did receive replies, they were often incomplete or dismissive. More concerning, however, was the lack of urgency in actual emergencies. We experienced situations involving a fire alarm and a non-functioning elevator where timely response was critical—and Blue Door Realty was simply not responsive. Issues that should have been treated as immediate safety priorities were met with delays and a lack of coordination. Financial transparency was another major concern. Reports were often late, unclear, or required repeated follow-up to get basic answers. As a board, we should not have to chase down our own management company for clarity on our association’s finances. Vendor management was equally frustrating. Projects dragged on without oversight, bids were not properly vetted, and there was little evidence of proactive management. Problems were addressed only after escalation, rather than prevented through competent planning. Perhaps most concerning was the overall lack of professionalism. There was a noticeable tendency to deflect responsibility rather than take ownership. Instead of acting as a partner to the board, Blue Door Realty often felt like an obstacle we had to work around. A management company should make a board’s job easier. In this case, it did the opposite. I cannot recommend Blue Door Realty to any HOA or COA looking for reliable, transparent, and professional management. I fully expect the owner to respond to this by deflecting and making excuse after excuse for what can only be described as consistently rude, dismissive, and unprofessional behavior. In just ten months, we cycled through eight different on-site managers—with absolutely zero communication or explanation. When I pushed for answers, Melanie had the audacity to blame me, claiming I was taking up too much of their time. Yes, I took up their time—because their operation was so disorganized and incompetent that even the most basic questions went unanswered and unresolved. We signed a one-year contract, but the experience was so bad that our board seriously discussed paying them to leave early just to stop the damage. That’s how dysfunctional this company is. Communication became so nonexistent that I resorted to contacting former employees just to figure out what was going on behind the scenes. That’s not normal. That’s a complete operational failure. This company was entrusted with managing our condo association’s finances—and they effectively disappeared when it mattered most. No accountability, no responsiveness, no professionalism. At this point, I am in contact with legal counsel to determine whether we have grounds to pursue action for breach of contract.

We lived at the condo at Carlisle blvd approximately a year 2025 it was miserable there was car break-ins they refused to fix their air condition and crime . They refuse to give the safety deposit back do not trust Blue door. Find another place to live especially the property manager Teresa do not trust her.

It seems as though there is a disconnect between owners of condos and people who rent there. Not too much of a surprise. My experience with Blue Door could not be better. They did an exemplary job managing my condo rental, and made sure that it came back to me in a good state of repair. In fact, the condo was cleaner when I got back then when I moved out. I was living in the Northeast for over a year and they did a great job of managing the tenants While I was out of state. Theresa has also represented me as a realtor, as they are a full service company. I would highly recommend them to manage your properties.

...your answer to this review says a lot about your business. I am an owner. Super unresponsive. I've written emails and calls requesting information about my property, seems very unorganized. I'm constantly passed around from one person to another and our point person Samantha Anderson, never seems to be available or at least respond to an email, or call when stated. The switch over to this property management has been extremely disappointing. The owner is well aware of the awful service their company is providing.
